Real ranges, in writing, before anyone comes to your house. Pierce County labor runs a little under Seattle; product prices are the same. Here is what to expect installed.

Close-up of wood plank flooring

Typical installed ranges, Tacoma and Pierce County

Including labor and a mid-grade product with normal underlayment on a reasonably flat subfloor. Planning numbers; the written quote after a measure is the real one.

Floor Installed, per sq ft Notes
Laminate, AC4, 8 to 12 mm $4.50 to $8.50 Premium wide-plank and AC5 toward the top
Luxury vinyl plank, 20 mil rigid core $5.50 to $11 SPC at the lower end, premium WPC and glue-down toward the top
Removal and disposal, carpet and pad $1 to $2 Includes tack strip and staples
Removal and disposal, tile or glued vinyl $2 to $4 Dust control and heavy disposal
Subfloor leveling and repair As measured Often $1 to $3 per sq ft in affected areas
Underlayment with vapor barrier $0.50 to $1 Required over crawl spaces and slabs
Stairs, per step $75 to $190 Product, open sides and nosing system
Transitions, thresholds Per piece Typically $30 to $75 installed
Baseboard reset or quarter round Per linear foot Typically $2 to $4

What moves the number

Product, above all. What is on the floor now. Subfloor condition, especially in North End plank-subfloor houses and on slabs. Layout: many small rooms cost more per foot than one open space. Stairs. Moisture in crawl spaces and slabs, which may need a step before the floor can be warrantied. Furniture and appliance handling.

Example budgets

A Lakewood rambler's living room, hall and kitchen, 740 square feet, carpet and vinyl out, 20-mil vinyl plank in, three transitions and quarter round, typically lands in the mid thousands. A South Hill two-story's whole main floor plus a flight of stairs, 1,200 square feet, typically lands in the low five figures. Budgeting numbers; the installer's quote is the price.

Reading a flooring quote

Room-by-room square footage with waste; the product by name and price; underlayment; removal by type; disposal; subfloor prep as identified and a note on unforeseen conditions; transitions and trim by piece or linear foot; stairs by step; appliance and furniture handling; labor; tax; deposit and payment terms; schedule. A lump sum is not a quote.

Not worth saving on

Underlayment, subfloor prep and acclimation time. Each is a small line and each is why floors fail when skipped.

FAQ

Questions homeowners ask us

Why is Tacoma a little cheaper than Seattle?

Labor and overhead. Materials cost the same at the same suppliers. The difference is usually fifty cents to a dollar per square foot installed, and it narrows on small jobs where travel and setup dominate.

Is it cheaper to buy the flooring myself?

Sometimes on the material, rarely on the total; installers get contractor pricing and order correctly. Labor-only installs are common and fine. Order after the measure.

How much deposit is normal?

A materials deposit on approval with the balance after your walkthrough is the usual arrangement; the terms are on the written quote. Full payment up front is a warning sign.

Does the price include removing the old floor?

Only if the quote says so. Removal is itemized by type because carpet, tile and glued vinyl cost very different amounts to remove and dispose of.
